Borello Ranch Estates, Morgan Hill: What It's Like to Live There

Borello Ranch is one of those neighborhoods that makes an impression before you even step inside a house.
The entrance is gated. The streets are wide and new. The homes are large enough that “estate-sized” does not feel like marketing language. Then you reach the recreation center, and it becomes clear that this is a different version of Morgan Hill living.
I’ve toured and filmed inside Borello Ranch, and there is a lot to like. There are also a few things buyers should understand before deciding that newer automatically means better.
Here’s the honest version.
What and Where Is Borello Ranch Estates?
Borello Ranch Estates sits on the northern side of Morgan Hill, south of Cochrane Road between Peet Road and Half Road. It is a gated Toll Brothers development built across approximately 122 acres.
Unlike Paradise Valley or Jackson Oaks, Borello Ranch was created as one master-planned luxury community. The architecture is more consistent, the streets feel newer, and the neighborhood includes a full amenity package.
The location is secluded enough to feel removed from the busier parts of town, but you are still relatively close to Highway 101, downtown Morgan Hill, shopping, wineries, and the Caltrain station.
The Homes in Borello Ranch
The homes are the main event.
Toll Brothers offered single- and two-story floor plans ranging from roughly 3,500 to more than 6,000 square feet, generally with four or five bedrooms, multiple bathrooms, and three- or four-car garages. Some home sites are close to half an acre.
Depending on the floor plan and choices made by the original owner, you may find attached casitas, multigenerational suites, extra primary bedrooms, home offices, oversized kitchens, high ceilings, and large stacking glass doors opening to the backyard.
That flexibility means two homes with similar square footage can feel completely different. One may have a finished backyard, upgraded kitchen, and premium lot. Another may have fewer upgrades and less privacy.
Because Borello Ranch is newer, you do not get the mature trees found in older Morgan Hill neighborhoods. Some yards are beautifully finished. Others still feel like newer construction. Buyers should look beyond the house and consider what it would cost to complete the outdoor space.
The Amenities
This is where Borello Ranch separates itself from almost every other neighborhood in Morgan Hill.

The community has a roughly 7,000-square-foot recreation center with a junior Olympic-size pool, spa, barbecue areas, cabanas, indoor and outdoor gathering spaces, bocce ball courts, pickleball courts, and a private play area.
These are real amenities, not a small pool and a room nobody uses. For buyers who expect to use the facilities, the HOA can make sense.
The tradeoff is monthly dues and community rules. Recent listings have shown dues in roughly the mid-$300s per month, but buyers should verify the current amount and review the HOA budget, reserves, insurance, meeting minutes, and architectural restrictions before making an offer.
What Homes Cost in Borello Ranch
Borello Ranch is one of Morgan Hill’s most expensive neighborhoods.
As of July 2026, many homes are trading or being offered from the high $2 millions into the high $3 millions. Smaller floor plans and less upgraded properties may fall near the lower end, while larger homes, premium lots, completed backyards, and model-level upgrades can push pricing higher.
At this level, price per square foot tells only part of the story. Lot position, privacy, orientation, backyard improvements, builder upgrades, and whether the home is single-story or two-story can all make a meaningful difference.
The best comparison is another home with a similar floor plan, lot quality, upgrade level, and condition.
What Day-to-Day Life Looks Like
Borello Ranch feels private, quiet, and polished. The surrounding hills and open space help it feel farther from town than it actually is.
You will still drive for almost everything. This is not a neighborhood where you walk to coffee, dinner, or the farmers market. Downtown Morgan Hill is a short drive away, and the northern location makes Highway 101 relatively convenient, but the lifestyle is suburban and car-dependent.
The homes are also large, and that comes with real upkeep. Buyers should think about landscaping, utilities, cleaning, pool maintenance if there is one, and the cost of maintaining a 4,000- to 6,000-square-foot home.
Is Borello Ranch Right for You?
Borello Ranch may be a strong fit if you want newer luxury construction, substantial square footage, a gated setting, resort-style amenities, and a quieter location with reasonable access to the rest of Morgan Hill.
It may not be the right fit if you want mature landscaping, walkability, architectural variety, no HOA, or a lower-maintenance home.
The buyers who appreciate Borello Ranch are not simply looking for the biggest house they can find. They want the full package: newer construction, modern layouts, community amenities, and enough space to stay for a long time.
