Coyote Estates sits in the northeast part of Morgan Hill, off East Main Avenue and Dunne Avenue. The neighborhood is primarily single-family homes, ranging from about 1,400 to 2,800 square feet. Lots are typically in the 0.2 to 0.5 acre range, which means actual yards. Most homes have 3 to 5 bedrooms, a 2 or 3-car garage, and the kind of layout that works for families.


It's not a gated community. There's no elaborate amenity package. What it has is something harder to manufacture: a neighborhood that actually feels like one.

The price range in Coyote Estates runs from about $1.1M on the lower end to $1.7M for larger, updated homes on bigger lots. The sweet spot is $1.2M to $1.5M, which gets you a solid 4-bedroom home with a good yard in move-in condition.

The commute situation is honest: Highway 101 access is close enough to be convenient, far enough that you don't hear it. For people commuting to San Jose, Santa Clara, or even further north, Coyote Estates is one of the more commuter-friendly parts of Morgan Hill.


The neighborhood feel is hard to quantify but easy to notice when you're there. Cul-de-sacs with kids playing outside. Neighbors who wave. Halloween that actually happens. It's the kind of place that reminds you what suburban living is supposed to feel like.

A few things worth knowing before you make an offer:


Home condition varies significantly. Some homes in Coyote Estates haven't been updated in 15 or 20 years. The bones are usually solid, but kitchens, bathrooms, and systems may need work. A thorough inspection matters here. Don't skip it, and don't waive it without a very good reason.


Wildfire insurance can be complicated. Homes on the eastern edges of the neighborhood, closer to the foothills, may fall into higher fire risk zones. This affects insurance availability and cost. Ask your agent about the specific parcel's fire hazard severity zone before you fall in love with a property.


Competition is real on good homes. Well-priced, well-maintained homes in Coyote Estates don't sit long. If you find something you like, move quickly. Having your financing in order and being ready to write a clean offer matters more here than in softer parts of the market.
