Campbell Condos Under $1M: What You Can Get
Campbell is one of those places people fall for fast. It's small, walkable, close to everything in Silicon Valley, and it still feels like a real town.
The question we hear most is simple: can you still buy here for under a million?
The answer is yes, if you're open to a condo or townhome. Here's what that budget gets you, what to look for, and one home we just listed that's a great example.
Why Campbell?
Campbell sits right between San Jose, Los Gatos and Saratoga, so you're close to big tech campuses without living in the middle of the busiest parts of the valley.
A few things people love about living here:
Downtown Campbell. Campbell Avenue is lined with restaurants, coffee shops and bars, and it's busy most evenings and weekends.
The Sunday farmers' market. It runs year round, rain or shine, every Sunday morning on Campbell Avenue downtown.
The Pruneyard. Shopping, restaurants, a movie theater and a gym, all in one spot.
The Los Gatos Creek Trail. A paved trail that runs through Campbell, great for walking, running and biking.
Light Rail. VTA Light Rail runs through Campbell, which makes getting around without a car a real option.
What Under $1M Usually Buys in Campbell
Single family homes in Campbell are usually well over $1M. Under that number, you're mostly looking at condos and townhomes.
Here's what you'll typically find:
1 and 2 bedroom condos, many in newer complexes close to downtown and The Pruneyard
Townhomes, sometimes with a small yard or patio and an attached garage
HOA communities, with monthly dues that often cover things like the building exterior, landscaping and shared amenities
Prices change all the time, so always ask your agent for current numbers on the exact type of home you want.
What to Look For in a Campbell Condo
Not every condo under $1M is the same. These are the things that make a big difference in day to day life, and later when you sell:
Floor and location in the building. Top floor units mean no one walking above you. Units away from busy streets are quieter.
Light and ceiling height. High ceilings and big windows make a smaller space feel much bigger.
Parking. In a busy area like this, covered or assigned parking (and guest parking) matters a lot.
Outdoor space. Even a small balcony or patio adds a lot.
The HOA. Ask what the dues cover, how healthy the HOA's savings are, and whether any big projects are coming up.
Walkability. Being able to walk or bike to downtown, The Pruneyard or Light Rail is a big part of why people choose Campbell.
Schools. School assignments in Campbell depend on the exact address, so always check the specific home.
A Great Example: 912 Campisi Way #407
We just listed a home that checks almost every box on that list.
912 Campisi Way #407, Campbell
Top floor condominium · Offered at $899,950
Top floor, with no one above you
Soaring ceilings and lots of natural light

Open living area with a cozy fireplace

The loft is what makes this one special. It gives you the extra room that most condos at this price don't have, whether you work from home or just want a quiet space of your own.
What to Watch Out For
Read the HOA documents. Before you make an offer, look at the HOA budget, reserves and meeting minutes. They tell you if dues are likely to go up or if a special assessment is coming.
Check the rules. Some HOAs limit rentals, pets or changes to the unit. Make sure the rules fit your plans.
Good condos move fast. Well-priced condos near downtown and The Pruneyard don't sit long. Have your financing ready so you can write a clean offer.
Prices change quickly. Instead of relying on old numbers, ask us for the most recent condo sales in Campbell so you know what homes are really selling for right now.
